Edison Properties, LLC has created this Privacy Policy (the “Privacy Policy”) on behalf of itself and its “family of businesses”, i.e., Edison Properties, Edison ParkFast, Ironside Newark, Hippodrome NYC, Elevated NY, and The Ludlow (collectively, “Edison”, “we”, or “us”).
This Privacy Policy explains what information is collected by or on behalf of our businesses; why we collect certain information; how we use this information; and why and to whom we may disclose it. This Privacy is a part of, and is subject to, Edison’s Terms of Use.
This Privacy Policy applies to all information we collect from and about individuals with whom Edison interacts (“you”), including individuals who visit any website operated by or on behalf of any of the Edison family of businesses, i.e., https://edisonproperties.com, https://www.parkfast.com, https://www.ironsidenewark.com, https://hippodrome.com, https://elevatedny.com, and/or https://theludlownyc.com (each an “Edison Website”), as well as your engagement with any social media profile operated by or on behalf of Edison, such as our social media pages accessible on Instagram, Facebook, LinkedIn, X (formerly Twitter), and/or any other social media platform (each an “Edison Social Media Page”), and when you access and/or utilize wireless internet (Wi-Fi) services facilitated through any of Edison’s buildings or physical locations, communicate with us by phone, text, email, mail or in person, enter a contest sponsored by Edison, provide a member of our team your contact information, purchase, rent, lease, or access any products or services offered by Edison (including parking services, rental of office space, and leasing of any commercial or residential real estate), or otherwise engage in any business or potential business with any of our family of businesses (collectively, the “Edison Services”).

1. Overview
Your privacy is important to us. In operating the Edison Websites and Edison Social Media Pages, and otherwise providing Edison Services, we follow all privacy laws applicable to data that we collect, store, or otherwise use. We also design and implement technical measures and organizational protocols aimed to ensure adherence to our principles and processes.
To demonstrate our commitment to your privacy, this Privacy Policy notifies you of:

2. Who We Collect Information From
In conducting our Edison family of businesses, we interact with different categories of people for different reasons. The information we collect from these different categories of people, and how we may use information we collect from or about them, is also different. To help you understand how we interact with your information, we’ve summarized various categories below.

Where we treat information differently based on category, we indicate that in this Privacy Policy by referring to the shorthand name shown above for people engaging in that category of activity. If you engage in more than one of the categories of activities above, we will treat your information according to each category in which you reside. As used in this Privacy Policy, the term “you” refers to any/all individuals with whom we may interact under this Privacy Policy, regardless of what category they are in.
3. Information We Collect
a. Personal Information
For purposes of this Privacy Policy, the phrase “Personal Information” includes your name, usernames, social media handles, current and previous company names, current and previous job titles, email addresses, postal addresses, phone and text numbers, vehicle type, vehicle ownership information, vehicle registration information, and license plate information. Personal Information also includes your image, likeness, and voice as reflected in any material (such as a passport or driver’s license) that you provide to us, that we access, or that we capture by video, still photography, or audio recordings.
We limit the collection of Personal Information to what is adequate, relevant, and reasonably necessary in relation to the purpose for which it is collected. We may collect Personal Information to ensure security, enhance user experience, and/or support products or services that any of our businesses provide, provided, or seek to provide. Below is a summary of who we collect Personal Information from, according to the categories of people engaging in different activities discussed above.

We do not collect Personal Information from people passively visiting an Edison Website or Edison Social Media Page.
We do collect Personal Information from those visitors to an Edison Website who affirmatively provide their contact information to us by submitting a form, as well as from people who engage with us through an Edison Social Media Page, whether through Direct Messaging (DM), posts, likes, or follows.
We also collect Personal Information from individuals who communicate with representatives of any of our businesses by phone, text, email, mail, or in person, including anyone who inquires about or discusses any of our businesses, any Edison Services, or any other products and/or services that we currently offer, previously offered, or may offer in the future, as well as from individuals whose contact information was provided to us for business reasons by a business partner or other contact; individuals who a member of our team communicates with or seeks to communicate with for business reasons; and individuals included in our customer relationship management database.
Additionally, we collect Personal Information from current and prospective customers (collectively, “Customers”) when they affirmatively provide it to us or otherwise communicate with us about our products or services. We also collect Personal Information from Customers in connection with providing them Edison Services subject to one or more agreements entered by us and the Customer (such as a lease at The Ludlow or a office space rental at ElevatedNY). Our collection, storage and use of Customers’ Personal Information is typically detailed in such other agreement(s), which such other agreement(s) would control in the case of any conflict between any such other agreement(s) and this Privacy Policy.
We also may collect Personal Information directly from you when you:
- fill in any form requested by one of our businesses, such as when you register as a guest visiting The Hippodrome or Ironside Newark
- update the details of an account you maintain with one of our businesses, such as providing your license plate information in connection with a monthly account at an Edison ParkFast location
- provide us with your name, email address, and/or phone number through an Edison Website to receive further communications
- book parking services, pay for parking spaces, or sign up for text updates regarding your parking activities
- visit a facility operated by us that utilizes surveillance video
- post comments or reviews on any Edison Social Media Pages, or communicate with us or other users through any Edison Social Media Pages
- link your account on a Third-Party Website (e.g. Google, Facebook) to any account you maintain with Edison, in which case we will obtain the Personal Information that you have provided to the linked Third-Party Website, to the extent allowed by your settings on the Third-Party Website and authorized by you
Any Personal Information that you provide to us must be complete, truthful and accurate. You are responsible for notifying us about any changes necessary to keep your Personal Information current.
We may combine Personal Information that we collect from and/or about you online (such as through LinkedIn or Google), from product and/or service providers relevant to the products and/or services we provide you (such as a vehicle damage claims processor), from other publicly available sources, or that we learn about you through means referenced above, with information that we collect from other sources. We may also retain your Personal Information for a period of time after we acquire it, for legal, business and/or compliance reasons, such as recordkeeping, account management, and fraud prevention activities.
b. Personal Information of Others
In some instances, we may ask for names, contact information, or other Personal Information of people other than yourself, including, for example, In Case of Emergency contact information, an e-mail address of a friend to whom you want us to send a link to an Edison Website, or the mailing address of someone you wish us to notify about our products or services. Personal Information of this type is used solely for the purpose requested.
c. Sensitive Data
“Sensitive Data” is a subcategory of Personal Information that reflects an individual’s racial or ethnic origin; religious beliefs; mental or physical health condition; mental or physical treatments; sex life or sexual orientation; financial information, including account access details; citizenship or immigration status; transgender or non-binary status; genetic or biometric data that could identify an individual; data collected from a known child; and geolocation data.
We do not process your “Sensitive Data” without your express consent. Circumstances under which we may request your consent for us to process your Sensitive Data may include a request to provide passport information in support of entering a lease at The Ludlow; a request to provide geolocation data for your vehicle so that we may advise you of parking availability at a ParkFast facility; or a request to provide credit card information to pay for daily parking at a ParkFast facility.
We do not store credit card information. Payments for products and services provided by our businesses are processed through a third-party processor, whose handling of your Personal Information is subject to their own privacy policy.
d. Non-Identifying Information
Edison Websites are not set up to track, collect or distribute Personal Information not entered by a visitor. However, Edison Websites do log certain non-identifying usage data, such as the number of visits a visitor has made to an Edison Website.
For all categories of people above (i.e., Passive Visitors, Contacts, and Customers), we may also collect information about the internet protocol (IP) address used to connect your computer to the internet; connection information such as browser type and version, operating system, and platform; other software and hardware information; and information about your browsing behavior, such as the date/time you visit an Edison Website, the pages of an Edison Website that you visit, the time you spend visiting an Edison Website or viewing a page, the number of times you return to an Edison Website, and other click-stream data. We treat all information of the type referenced in this paragraph as non-personal, unless required by applicable law to do otherwise.
We consider any unsolicited information that you provide to us to be non-confidential, and we are free to reproduce, use, disclose and distribute such unsolicited information to others, without limitation or attribution. We ask that you not share with us any unsolicited information that you would not want us to share with others.
We may use third-party website analytics tools (such as those offered by Google) that collect information about visitor traffic on Edison Websites and/or visits to Edison Social Media Pages. We use this information for internal purposes, such as to provide better technical support for our digital footprint. We may also provide non-identifying information to third parties we engage to assist with support of Edison Websites, Edison Social Media Pages, Edison Services, and/or other products and/or services that any of our businesses offer or are contemplating offering, and/or for other business purposes.
4. Links to Third-Party Sites
Edison Websites and/or Edison Social Media Pages may display links to websites operated by third parties (each a “Third-Party Website”). Additionally, certain activities, such as paying for monthly parking at an Edison ParkFast lot and accessing high-speed Wi-Fi Services at Hippodrome NYC or ElevatedNY, may be offered by third parties (i.e., companies other than Edison) whose websites are accessible through action taken by a visitor on an Edison Website. Third-Party Websites are not under Edison’s control, and Edison is not responsible for their content or operation. By providing links to Third-Party Websites, Edison does not approve, warrant, endorse, or otherwise make any representation about any such Third-Party Website, its owners or operators, or any products or services that are or may be offered and/or sold by any of them.
If you click on a link to a Third-Party Website, you should read the privacy policy of that Third-Party Website so that you are aware of their practices concerning collection, storage, disclosure, and other use of your Personal Information. Visiting any Third-Party Website is at your own risk.
5. How We Use Your Personal Information
Below is a summary detailing how Edison uses the Personal Information that we collect from the different categories of people described in Section 2 above:

If you are a Contact or Customer and do not wish for your Personal Information to be used in one or more manners listed above, please follow the instructions provided in the “Opting Out” section below.
6. “Opting Out”
If you do not want Personal Information we collect from you to be used in one or more of the manners listed above, please send an email detailing your request to privacy@edprop.com,with the subject line “Opting Out.”
Edison does not process Personal Information for purposes of: (i) targeted advertising; (ii) the sale of personal data; or (iii) profiling in furtherance of decisions that produce legal or similarly significant effects. It is not necessary for you to opt out or request for Edison not to process your Personal Information for any of these reasons, because these activities are not undertaken by Edison.
Edison will cease using Personal Information that is the subject of a proper “Opting Out” request within fifteen (15) days of our receipt of such request. Please note that you cannot opt out from certain communications from us, including certain messages relating to your engagement with us, your account, our businesses, and/or our products and services.
7. Correcting or Deleting Your Personal Information
You have the right to request for Edison to correct or delete your Personal Information. Your right to request that we correct Personal Information that you believe is inaccurate, and to complete Personal Information that you believe is incomplete, may be referred to as your “right to rectification,” and your right to request that we delete your Personal Information is known as your “right to erasure.”
If you want us to correct your Personal Information, please send an email detailing your request to privacy@edprop.com, with the subject line “Request to Update Personal Information.”
If you want us to delete your personal information, please send an email detailing your request to privacy@edprop.com, with the subject line “Request to Delete Personal Information.”
We will comply with your request, except as necessary for legal, business, and/or compliance purposes. Appropriate changes will be made in our current business records, which would have effect going forward. Our non-current records will not be updated; accordingly, information of the type that is the subject of your correction or deletion request may continue to exist in our files without the requested correction or deletion. Edison will not delete Personal Information of anyone who is a current customer of any Edison business at the time of the request, and/or anyone who is, was or may be engaged in business with us for which such Personal Information is required.
REMINDER
EVEN IF YOU REQUEST DELETION OF YOUR PERSONAL INFORMATION, EDISON MAY RETAIN CERTAIN INFORMATION TO FULFILL OUR BUSINESSES COMPLIANCE AND/OR LEGAL OBLIGATIONS, AND/OR FOR OTHER REASONS THAT WARRANT SUCH ACTION. FOR EXAMPLE, IT IS IMPORTANT FOR US TO KEEP CERTAIN INFORMATION RELATING TO PREVIOUS CUSTOMERS’ INVOLVEMENT WITH OUR BUSINESSES, SUCH AS THEIR BILLING HISTORY AND SELECT CONTACT DETAILS, IN THE EVENT THIS INFORMATION MAY BE NEEDED AS PROOF OF ITS OCCURRENCE. THESE RECORDS ARE ANONYMIZED OVER TIME, TO THE EXTENT SUCH TREATMENT WOULD NOT COMPROMISE THE PURPOSE(S) FOR WHICH OUR RESIDUAL RETENTION OF SUCH PERSONAL INFORMATION MAY BE NEEDED. THESE RECORDS ARE OTHERWISE TREATED IN ACCORDANCE WITH OUR INTERNAL POLICIES REGARDING DOCUMENT RETENTION AND DESTRUCTION.
8. Requesting Access to Your Personal Information
You have the right to request that Edison provide you with access to, or a copy of, your Personal Information collected, stored, transmitted, disclosed, or otherwise used by us. To submit such a request, please send an email detailing your request to privacy@edprop.com, with the subject line “Request to Access Personal Information.”
To process your request, Edison requires that it be sent from the same email address you have used with us and must include all email addresses and phone numbers you have previously provided to Edison. Edison bears no responsibility for providing information about, or modifying or deleting, any communications corresponding to any email address or phone number not identified in your request.
9. Protocols Regarding Requests Relating to Your Personal Information
For any requests concerning issues raised by this Privacy Policy other than Opting Out, we will respond without undue delay, and not later than forty-five (45) days from our receipt of such request (which may be extended an additional forty-five (45) days when reasonably necessary, provided that we notify you of our intent to extend the response period, and we provide you with information for all known disclosures of your Personal Data by any of our businesses that occurred in the prior twelve (12) months).
We will provide information about our data practices as requested by a consumer and required by applicable law free of charge, once per each twelve (12) month period. We will also use commercially reasonable efforts to authenticate any requests for such information. If you wish to appeal any refusal by Edison to take a requested action, please send an email detailing your request to privacy@edprop.com, with the subject line “Appeal of Edison Refusal to Take Action.”
Notwithstanding your request for Edison to correct, delete, or provide access to your information stored with us, third parties may still retain this information. You are responsible for communicating directly with third parties to manage their treatment of your information.
10. Where We Store Your Personal Information
We securely store Personal Information and other data utilized by our businesses on servers located in the United States. We implement a variety of security measures to maintain the safety of Personal Information. Unfortunately, no transmission of data over the Internet, and no system for storage of data, is guaranteed to be completely secure. It may be possible for hackers or other third parties not under Edison’s control to intercept or access Personal Information or private communications unlawfully. While Edison strives to protect your Personal Information, due to the nature of the online environment, we cannot ensure or warrant the security of your Personal Information or any other information you transmit or provide to us. Any transmission or other provision of information is done at your own risk.
11. How Long We Keep Your Personal Information
We keep your Personal Information for so long as it is necessary to support the business purposes discussed in this Privacy Policy, unless a longer retention period is required or permitted by law (such as tax, accounting, or other legal requirements).
12. Why and to Whom We May Disclose Your Personal Information
We do not share your Personal Information with third-party marketers or advertisers.
We may disclose Personal Information as summarized above to trusted third parties who assist us in operating Edison Websites, Edison Social Media Pages, providing products or services, or otherwise conducting our businesses.
Additionally, we may disclose Personal Information: (i) within our Edison “family of businesses”; (ii) to a buyer, potential buyer, or other successor or potential successor in the event of an actual or potential merger, divestiture, restructuring, reorganization, dissolution, or other sale or transfer of some or all of our assets, whether as a going concern or as part of bankruptcy, liquidation, or similar proceeding, in which Personal Information held by us is among the assets transferred or contemplated for transfer; (iii) with certain business partners to provide requested products and/or services that we do not provide directly; (iv) to fulfill the purpose for which you provide it; and/or (v) for any other reason, with your consent. Any party referenced in this paragraph would be required to keep your Personal Information confidential (unless, in the case of your consent, you permit otherwise).
We may also disclose your Personal Information if we have a good faith belief that:
- Access, use, preservation or disclosure of such information is reasonably necessary to satisfy any applicable law, legal process (such as a court order or subpoena), request by law enforcement or governmental authority;
- Such action is appropriate to enforce other policies relating to any Edison Websites, Edison Social Media Pages, any of our businesses, and/or any products or services we currently offer (including any Edison Services), previously offered, or may offer in the future, including any investigation of potential violations of any such policies;
- Such action is necessary to detect, prevent, or otherwise address fraud, security, or technical issues associated with any of our businesses, products, and/or services (including any Edison Services), as well as any allegations relating to such issues; or
- Such action is appropriate to protect the rights, property, and/or safety of: (i) Edison, or any of its employees, contractors, or agents; (ii) other users of any Edison Websites, Edison Social Media Pages, our businesses, and/or any products or services (including any Edison Services) we currently offer, previously offered, or may offer in the future; or (iii) any other person.
13. Information We Learn from Other Sources
We may receive or otherwise learn information about you from outside sources, such as updated address information provided by a postal service; professional information posted on LinkedIn; license plate information available through public or private databases or service providers; vehicle damage claim information available through service providers; information about your suitability for an apartment or office lease provided by a reference that you identified to us or credit check; information available through Google; or information otherwise publicly accessible via the internet. We may use this information to inform the products and/or services that we offer or provide to you, including updating contact information.
14. Our Use of Cookies and Similar Technologies
Technologies we use for automatic data collection discussed in this Privacy Policy may include:
- Browser Cookies, also generally referred to as “cookies”. Cookies are small files that a website transfers to your hard drive through your web browser, which enable a website to recognize a web browser, and to capture and remember certain other information. Third-party applications that we use to monitor anonymized data in connection with the Edison Websites, such as Google Analytics, may use tracking cookies to perform their functions. Additionally, the Edison Websites use login cookies, which assist Customers by remembering certain of the Customers’ login details so that the Customers do not need to enter their details again each time they log in.
- Modern Browser Storage Technologies. Certain features of the Edison Websites may use modern browser storage technologies, such as Local Storage, Session Storage, and IndexedDB, to collect and store information about your preferences, as well as your navigation to, from, and on our websites. These technologies are designed to provide efficient and secure data storage, which is managed directly by your web browser.
- Web Beacons. The Edison Websites may contain small electronic files known as web beacons (also referred to as clear gifs, pixel tags, and single-pixel gifs) that, for example, permit Edison to count users who have visited certain pages of the Edison Websites, and to obtain website-related statistics, such as recording the popularity of certain Edison Website content, and verifying system and server integrity.
When you use an Edison Website, we may place one or more cookies on your browser. These are required to hold session information as you navigate from page to page. We also use cookies to understand visitor and user preferences, improve user experiences, and track and analyze usage, navigational and other statistical information.
Most web browsers are set to accept cookies by default. If you wish to modify your preferences regarding cookies, check the “help” menu on your web browser, which should give you options for preventing, accepting, or receiving notice of a website’s use of cookies. Please be aware that if you block cookies, certain functionality pertaining to the Edison Websites may not be available to you.

15. Compliance with U.S. State Privacy Laws
The privacy laws of certain U.S. states require a description of the types of information businesses collect about consumers, and the purposes for which such information is used. For ease of reference, the bullets below summarize where this Privacy Policy addresses these topics.
- The categories of information that we collect about you, and the sources of this information, are explained in Sections 3, 13, and 14.
- The purposes for which we collect and use Personal Information is explained in Sections 3, 5, and 12.
- The manner in which we retain Personal Information is explained in Sections 10-11.
We do not sell your Personal Information. We also do not “share” your personal information as that term is defined in the California Consumer Privacy Act, as amended (the “CCPA”, see https://oag.ca.gov/privacy/ccpa).
The privacy laws of certain U.S. states also provide the right for you to request information about how we collect, use, and disclose your Personal Information, as well as the right to access your Personal Information, correct your Personal Information; and/or request that we delete your Personal Information. Many state privacy laws also provide the right for you to opt out of certain forms of profiling and targeted advertising. We do not use your personal information for these purposes.

16. Children’s Online Privacy Protection Act Compliance
The Edison Websites are in compliance with the requirements of COPPA (Children’s Online Privacy Protection Act).
The Edison Websites are directed to people who are over the age of thirteen (13). We do not knowingly collect any information from anyone under the age of thirteen (13). We also do not knowingly process Personal Information of anyone under the age of eighteen (18) for targeted advertising, sale, or profiling.
In visiting the Edison Websites and/or using our services, you agree that you shall not submit to us any Personal Information of any person under the age of eighteen (18) without the prior written consent of their parent or guardian.
If you are aware that your child under the age of eighteen (18) has provided us with Personal Information, please contact us at privacy@edprop.com.
17. Edison Wi-Fi
Many buildings or other physical locations managed by or on behalf of Edison facilitate access to wireless internet (Wi-Fi) services to authorized users. If you access and/or use any such Wi-Fi Services, please carefully review our Terms of Use prior to connecting. Your access and/or use of any Wi-Fi Services constitutes your acceptance of this Privacy Policy and our Terms of Use.
18. Reviews and Feedback
When you submit a review or provide feedback to any Edison business, you grant Edison the right to use, publish, and reproduce your comments (in whole or in part) without your further consent. This includes the use of your feedback for promotional, marketing, or other business purposes in any format or medium. By submitting a review or feedback, you acknowledge and agree that Edison can utilize your submissions as described.
19. Changes to this Privacy Policy
Edison may change this Privacy Policy at any time, for any or no reason, at our sole discretion, with or without notice, simply by posting such change(s) on this page. Any change will be effective immediately upon posting, and use of information by us is subject to the Privacy Policy in effect at the time of such use. If we make material changes to this Privacy Policy, we may notify you by prominently posting a notice of such changes, and/or by directly sending you a notification thereof.
Your use of any Edison Websites, Edison Social Media Pages, and/or any Edison Services after any change of this Privacy Policy signifies your acceptance of such change(s) reflected therein. We encourage you to visit this page on a regular basis to ensure that you are familiar with the most recent version of this Privacy Policy.
20. Reaffirmation of Consent
This Privacy Policy is a binding agreement that is personal between you and us. No other person shall be deemed a third-party beneficiary.
